Cleaning price calculator

A starting estimate for a cleaning job from its square footage, how often it is cleaned and the state it is in, priced by the square foot or by the hour, using your own rates. It is an estimate tool, not a quote.

Estimated price per visit
$145 – $175
  • Middle of the range$160
  • A month at this frequency$315 – $380

Time adjusted for every two weeks and average condition: × 1.00. Range is ±10%. An estimate only: walk the job before you commit to a price.

How the estimate is worked out

The calculator starts from a regular clean of a home in average condition, cleaned every two weeks, and adjusts the time for anything different. That adjustment is the time factor: how frequency and condition multiply together.

How oftenTime factor
Weekly× 0.85
Every two weeks× 1.00
Monthly× 1.20
One-time or first clean× 1.50
Light condition× 0.90
Average condition× 1.00
Heavy condition× 1.30

By the square foot: square feet × your rate × the time factor.

By the hour: square feet ÷ the square feet one cleaner covers in an hour, × the time factor, gives cleaner-hours; × your hourly rate gives the price.

The range is 10% either side, rounded to the nearest $5. For a recurring clean the monthly figure uses 4.33 visits for weekly and 2.17 for every two weeks.

These factors are our assumptions for the example, chosen to be reasonable rather than measured. If your crews find a monthly clean takes half as long again as a fortnightly one, that is the number to use.

Before you send the price

  • Know what an hour of cleaning actually costs you, wages and supplies included.
  • Set the margin you need, and price to it rather than to the competitor down the street.
  • Write down what is included and what is not, so a first clean does not turn into a renovation.
  • Walk the job, or get photos, before a price for a heavy clean is final.

When you are ready to send a real quote, Cleanr OPS prices it from the minutes each area takes, keeps your costs private, and lets the client sign it online. See how quoting works.

Cleaning prices: questions

How do I price a house cleaning job?

Work out how long it takes, then what that time costs you and the margin you need. Square footage is the usual starting point, adjusted for how often the home is cleaned and the state it is in. A first or one-time clean takes longer than a regular one, and a home cleaned weekly is quicker each visit than one cleaned monthly.

Should I charge by the square foot or by the hour?

By the square foot is easy for a client to understand and quote up front, and suits new builds and empty units. By the hour follows the real work more closely and suits homes that vary a lot. Many companies quote a flat price worked out from the hours, so the client sees one number.

Are the calculator’s numbers market rates?

No. The starting rate, hourly rate, pace and the frequency and condition adjustments are example figures so the calculator gives a sensible first answer. Rates vary by city, by the kind of cleaning and by company. Replace them with your own.

Why does it give a range rather than one price?

Square footage never tells the whole story: clutter, pets, stairs and how the client lives all change the time. The range is 10% either side of the middle figure. Walk the job, or ask good questions, before you commit to a price.

Is anything I type saved or sent?

No. The calculator runs in your browser and sends nothing anywhere.

How does Cleanr OPS price a quote?

From the minutes each area takes rather than square footage: hours times your hourly cost, plus 6% of labour for supplies, divided by one minus your margin. The client sees the price, never your costs.
